What is the lease board telling me — Overdue, Expiring soon, Vacant?
Three signals, not three statuses. Overdue — an active lease with a balance. Expiring soon — an active lease ending within 60 days. Vacant — a unit with no active lease. They change by themselves as the ledger changes.
Steps
- 1Overdue: record the payment — the signal clears when the balance does.
- 2Expiring soon: send the renewal notice early.
- 3Vacant: find a tenant — or renew if the last one is returning.
- 4These are LENSES on the ledger — never stored, always computed.
